1. What guarantee will I receive?
- All our work -conversions, house extensions and house renovations carry a 12 months guarantee for labour and materials with a certificate of
compliance.
2. How is the rubble and waste disposed off?
- SHERGAR CONSTRUCTION LTD. endeavour at all times to minimise the disruption to the household, we always ensure to tidy up each day and
ensure all rubble and waste is completely removed via skip.
3. Who will liaise with the necessary government bodies?
- SHERGAR CONSTRUCTION LTD.. offers a full planning service; we will deal with all government bodies and planning authorities on your behalf,
keeping you informed at all times.
4. What insurance do you have to carry out the work on my property?
- The company and all our tradesmen have full combined public liability insurance.
5. Who supervises the work?
- Our qualified Engineers supervise the building project. They are responsible for Design, inspection and sign off on all aspects of the build in structured stages. They will also liaise with our project manager on the daily running of the project.

6. What types of attic conversions are there?
- The simplest attic conversion is to convert the area already available in your attic.
7. Can all attics be converted?
- In most cases it is feasible to convert your attic space. With some older roofs and hipped roofs there may be some difficulties to implement attic conversion. However, SHERGA CONSTRUCTION LTD. offers free consultation.
8. Do I need architect's drawings to get the job done?
- The majority of conversions are carried out without them. Drawings are not necessary for standard conversions carried out by professional contractors. SHERGA CONSTRUCTION LTD. has an architect and structural engineer on staff who will discuss all requirements for plans and drawing during the initial consultation.
9. Why convert?
- While you would like more space in your home, you may be deterred by the expense and hassle of building an house extension or moving home. An attic is the solution
- The garage conversion for use as part of a dwelling house (e.g. as a living room or bedroom) of a garage, store, shed etc. attached to the rear or side of a house is normally exempted development, subject to the 40 square metre limit. We will discuss all building regulations with you during consultation.

11. Can I build a house extension without planning permission?
- Yes, small scale home extensions, including conservatories, do not require planning permission if the home extension is to the rear of the house and comply with the following:
- The conversion for use as part of a dwelling house (e.g. as a living room or bedroom) of a garage, store, shed etc. attached to the rear or side of a house is normally exempted development, subject to the 40 square metre limit. We will discuss all building regulations.
13. Can I build a front porch?
- You can build a porch without planning permission, as long as it does not exceed 2 square metres in area and is more than 2 metres from any public road or footpath. Where development allowed to extend beyond the front wall of the building (the building line) and still remain exempted.

14. Can I build a house extesion without planning permission?
- Small scale house extensions , including conservatories, do not require planning permission if the house extension is to the rear of the house and comply with the current guidelines, which we will go through with you. Contact us today for your free consultation.
15. Do I need planning permission for my attic conversion ?
- Usually no, only in certain circumstances. One of our surveyors will be pleased to advise you how best to proceed with attic conversion. We have a full planning department which is at your disposal.
16. Will my Attic conversion comply with current Building Regulations?
- Yes, all work carried out is inspected by a registered architect, and a Certificate of Compliance is issued if requested.

17. What happens when I go to sell my house?
- Make sure to have a certificate of compliance provided on completion of the job, as structural changes have been made. SHERGAR CONSTRUCTION LTD. provides full certificates of compliance on completion on all work.
TECHNICIAL INFORMATION
18. Who will arrange for installation of plumbing and electrics?
- We will arrange for all plumbing and electrical work to be carried out by our own qualified tradesmen. This is included in our total price.
19 - How will my new floor and existing roof be supported?
- By the use of steel beams (RSJs) OR/and timber.
20. What is a suspended floor?
- A suspended floor is one 'not' resting on the ceiling. It has it's own separate set of flooring joists between the ceiling joists. The new flooring joists rest upon steel RSJs (Reinforced Steel Joist).
21. Can you put radiators in attics?
- Radiators can be installed in attic conversions , but it is important to discuss this fully with our surveyor during consultation as depending on your current system, extending that to the attic may not be possible so the installation on an electric system may be required.
22. The existing floor insulation, should I take it up or leave it down?
- Some people take it up to allow heat to rise up through the bedroom ceilings. Others leave it down to act as a form of heat sound insulation.
23. What about water tanks and electricity?
- The re-location of water tanks is part of the job. There is an additional charge to change your old metal tank to a plastic one. The installation of lighting and plug sockets is included in the quote subject to an agreed maximum. T.V. and phone connections can also be fitted when required.
24. Can an en-suite be fitted as part of an attic conversion ?
- Yes we will discuss this fully with you during the design consultancy.

- Any house extensiondoes not reduce the area of private open space, reserved for the occupants of the house, to less than 25 square metres.
